공동주택 단지의 녹색건축인증(G-SEED) 여부가 실거래가에 미치는 영향

The Impact of Green Building Certification(G-SEED) of Apartments on Transaction Prices

본 연구는 2021년부터 2023년까지 3년간 수도권에 위치한 녹색건축인증 공동주택과 비인증 공동주택의 실거래가를 분석하였다. 독립표본 T-검정과 헤도닉가격모형을 활용하여 녹색건축인증이 공동주택 가격에 미치는 영향을 정량적으로 평가하고, 연도별 변화를 살펴보았다. 분석 결과, 대체로 녹색건축인증은 공동주택 실거래가에 통계적으로 유의한 긍정적 영향을 미치는 것으로 나타났다. 녹색건축인증이 부동산의 가치 평가에 반영되고 있음을 시사하나, 시장의 불확실성이 높아질 경우 효과가 약화될 수 있음을 보여준다. 본 연구를 통해 녹색건축인증의 시장 가치를 실증적으로 검증하고, 효과가 유지될 수 있도록 정책적 지원이 필요하다.

This study analyzes the actual transaction prices of apartments with and without green building certification located in the Seoul Metropolitan Area over a three-year period from 2021 to 2023. Employing an independent samples t-test and hedonic price models, we quantitatively assessed the effect of green building certification on apartment prices and examined annual variations. The results indicate that in general green building certification has a statistically significant positive impact, Our findings suggest that certification can influence how market participants perceive and evaluate property value, although its impact may be attenuated under conditions of heightened market uncertainty. This study offers empirical evidence of the market value of green building certification and underscores the need for policy measures to sustain its effectiveness across market cycles.
