이 연구는 최근 빈발하는 자연재해가 국내 주택시장에 미치는 구조적 영향을 분석하고자 하였다. 2022년부터 2023년까지 전국 아파트 실거래가 자료와 자연재해 피해 데이터를 활용하여, 자연재해가 주택 가격의 불균등성과 공간적 분리에 미치는 영향을 실증적으로 분석하였다. 분석 결과, 자연재해 피해가 큰 지역일수록 아파트 매매가격은 낮아지는 경향이 있으며, 동시에 주택 가격의 편차와 불균등성은 높아지는 것으로 나타났다. 자연재해로 인한 공간적 분리의 심화는 유의미하지 않았다. 이러한 결과는 자연재해가 지역 주택시장에 미치는 영향이 단기적 가격 변동에 그치지 않고, 지역 간 격차와 주거 불균등을 심화시킬 수 있음을 시사한다. 이 연구는 전국 단위의 정량적 분석을 통해 자연재해가 주택시장 구조에 미치는 영향을 다층적으로 조명하였으며, 향후 재해 대응 및 주거 정책 설계에 있어 구조적 불균등 해소와 회복력 강화를 위한 정책적 시사점을 제시한다.

This study examines the structural effects of increasingly frequent natural disasters on South Korea’s housing market. Using nationwide apartment transaction data and disaster damage records from 2022 to 2023, it empirically investigates how natural hazards influence housing price inequality and spatial segregation. The findings indicate that areas with greater disaster damage tend to experience lower apartment prices, accompanied by widening price disparities and increased inequality. However, the impact of disasters on spatial segregation was not statistically significant. These results suggest that natural disasters can deepen regional disparities and housing inequality beyond short-term price shifts. By providing a multi-layered, national-level quantitative analysis, this study offers policy insights for addressing structural inequality and strengthening the resilience of housing policies in disaster contexts.
