Factors Affecting Unsold Housing Units After Completion in Jeju

To develop countermeasures for unsold housing in Jeju, a thorough assessment that takes into account the local context is essential. This study analyzed the factors influencing the occurrence of unsold housing units after completion in Jeju. After estimating a vector autoregression (VAR) model and conducting a variance decomposition analysis on forecast errors, the results revealed that, in addition to fluctuations in the housing stock itself, the number of tourists and transactions by outsiders significantly impacted the increase in unsold housing units after completion in Jeju compared to other variables. This suggests that the number of unsold housing units itself serves as important market information for both suppliers and buyers, and that the local economic downturn and decline in outsider investment significantly impact the increase in unsold housing units in the region. Therefore, while efforts to stimulate the local economy are fundamentally essential to addressing the issue of unsold housing in Jeju, measures to attract outsider investment, such as easing acquisition and property taxes, are also necessary, even temporarily.
