A Study on the Housing Choice Factors of Middle-aged and Older Households

본 연구는 초고령사회로 진입한 대한민국에서 중고령가구의 주거선택에 영향을 미치는 요 인을 분석하고자 한다. 이를 위해 인문사회적특성, 경제적 특성, 사회심리적 특성, 건강상태, 노후인식특성 등이 주거지역 선택이나 건강이상유무에 따른 주택유형에 미치는 영향을 실증 적으로 검토하였다. 분석에는 국민노후보장패널 제9차(KReIS) 데이터중 50세 이상가구주 자 료를 활용하였으며, 로지스틱 회귀분석을 실시하였다. 분석 결과, 자가소유 여부, 주택유형, 노후 경제준비 정도, 기타 부동산 보유 여부, 자녀와 의 동거 선호, 건강상태 등이 주거지역 및 주거유형 선택에 유의미한 영향을 미치는 것으로 나타났다. 특히 건강 상태에 따라 주거전략이 상이하게 나타나는 이원적 구조가 확인되었으 며, 이는 고령자의 주거 결정이 단선적이지 않음을 시사한다. 본 연구는 주거선택에 영향을 미치는 요인들을 통합적으로 고찰하고, 건강 기반의 맞춤 형 거주체계 등을 분석함으로써 주거정책이 삶과 연동된 방향 설정에 중요한 기초 자료가 될 수 있을 것이다.

This study aims to analyze the factors influencing the housing choices of middle-aged and elderly households in Korea, which has entered a super-aged society. To this end, the effects of humanities and social characteristics, economic characteristics, social psychological characteristics, health status, and retirement awareness characteristics on housing types according to the selection of residential areas or the presence or absence of health problems were empirically examined. For the analysis, data from heads of households aged 50 or older were used among the 9th data of the National Old Age Security Panel (KReIS), and logistic regression analysis was performed. As a result of the analysis, it was found that self-ownership, housing type, retirement economic preparation, other real estate ownership, preference for living with children, and health status had a significant effect on the selection of residential areas and housing types. In particular, a dual structure in which housing strategies differ according to health conditions was identified, suggesting that the elderly's housing decisions are not straightforward. This study can be an important basic data for setting the direction in which housing policy is linked to life by comprehensively considering the factors influencing housing choice and analyzing health-based customized housing systems.
