주한미군의 영외거주 주택 선택요인에 대한 AHP 분석: 평택 캠프 험프리스를 중심으로

An AHP-Based Analysis of Off-Post Housing Preferences among U.S. Military Personnel in Pyeongtaek, Korea

본 연구는 평택 캠프 험프리스에 주둔 중인 주한미군과 군무원을 대상으로, 영외거주 (off-post housing) 주택 선택 시 고려되는 주요 요인의 상대적 중요도를 분석하였다. 외국 인 군사 커뮤니티의 특수한 주거 수요를 반영하기 위해 계층분석기법(AHP)을 활용하였으며, 주택 특성, 입지 접근성, 주거 관리, 계약 조건, 생활양식 등 5개 대분류와 20개 소분류 항목 을 중심으로 조사를 수행하였다. 분석 결과, 직장 및 학교와의 근접성이 가장 중요한 요인으로 나타났고, 가족 중심의 생활 양식과 커뮤니티 시설의 품질이 그 뒤를 이었다. 반면, 정원 크기, 채광 및 향과 같은 전통적 인 물리적 요소는 상대적으로 중요도가 낮게 평가되었다. 이는 주거 선택에 있어 건축적 특성 보다 일상 이동의 편의성, 가족생활과 정서적 안정이 보다 중요한 기준으로 작용하고 있음을 시사한다. 본 연구는 외국인 거주자의 실거주 경험을 기반으로 주택 선호도를 계량화하여 우선순위 를 도출하였으며, 향후 외국인 대상 민간임대주택의 기획 및 지역 맞춤형 주택정책 수립에 실 효성 있는 기초자료로 활용될 수 있을 것이다.

This study investigates the relative importance of housing selection criteria among U.S. military personnel and affiliated civilians residing off-post near Camp Humphreys in Pyeongtaek, South Korea. Given the distinctive residential needs of foreign military communities, the Analytic Hierarchy Process (AHP) was employed to quantify preferences across five overarching categories: dwelling unit features, locational accessibility, residential management, contractual conditions, and lifestyle preferences, comprising a total of 20 sub-attributes. Empirical results reveal that proximity to workplaces and schools is the most influential factor in residential decision-making, followed by compatibility with family-oriented lifestyles and the availability of high-quality community facilities. In contrast, conventional physical characteristics such as garden size, sunlight exposure, and building orientation were deemed relatively unimportant. These findings suggest that practical considerations related to daily mobility, household routines, and emotional well-being outweigh traditional architectural or spatial elements. By providing a structured prioritization of housing preferences based on lived experience, this study contributes actionable insights for policymakers, real estate developers, and military housing authorities. The results offer an evidence-based foundation for planning and delivering responsive off-post rental housing that better aligns with the socio-cultural and functional expectations of foreign military populations in host communities.
