역사인물가옥의 지속가능한 관광활용 방안 연구 - 유진산 가옥 사례를 중심으로

Sustainable Tourism Strategies for the Yu Jin-san House as a Modern Historic Residence

연구는 충청남도 금산군 진산면에 위치한 유진산 가옥을 중심으로, 역사인물가옥의 지속가능한 문화유산 관광 활용 방안을 제시하는 것을 목적으로 한다. 유진산 가옥은 교육자이자 정치가로서 활동했던 인물이 실제로 거주하며 사유하고 실천했던 공간으로, 근현대사의 정치·사회·교 육적 맥락이 중첩된 복합적 장소성을 지니고 있다. 유진산 가옥의 문화유산으로서의 가치와 관광자원으로서의 가능성을 분석하기 위해 문헌 조사, 국내외 유사 사례 비교, 현황 진단을 통해 보 존 가치와 활용상의 제약 요인을 도출하였다. 이를 바탕으로 전시 콘텐츠 개발, 디지털 기반 체험 프로그램 운영, 지역사회 협력 거버넌스 구축, 교육과 관광 상품 연계, 통합 마케팅 전 략 등 실천 가능한 방안을 종합적으로 제안하였다. 특히 ‘살아있는 교육 공간’이라는 개념을 중심에 두고, 가옥 박물관 모델을 적용하여 공간의 진정성과 장소성을 보존하면서도 현대적 체험과 학습 기능을 강화하고 자 하였다. 연구는 문화유산의 보존과 활용의 균형이라는 원칙 아래, 지역사회와 의 상생, 디지털 기술 접목, 교육적 가치 극대화라는 세 가지 축을 통합 적으로 고려한 전략을 제시하였으며, 유진산 가옥의 향후 운영 방향 설 정뿐만 아니라 유사한 근현대 인물가옥의 관광자원화 방안 수립에도 실 질적인 기초자료로 활용될 수 있다.

This study presents sustainable strategies for developing the Yu Jin-san House—located in Jin-san-myeon, Geumsan County, Chungcheongnam-do, South Korea—as a cultural heritage tourism destination. As the former residence of Yu Jin-san, a prominent educator and politician in Korea's modern history, the house holds significant cultural and symbolic value through its connection to political, social, and educational narratives. To evaluate the heritage value and tourism potential of the site, this research employs literature review, comparative case studies of domestic and international historic houses, and on-site status analysis. These methods identify the site's conservation strengths as well as current limitations that hinder broader utilization. The analysis yields actionable strategies including narrative-driven exhibition design, digital experiential programming, community-based governance models, and integration of educational content with tourism marketing platforms. Central to this approach is the concept of a “living educational space.” Using the historic house museum framework, the proposed strategy emphasizes preserving spatial authenticity while enhancing contemporary learning opportunities and visitor engagement. The approach balances conservation with tourism use, fosters local partnerships, and leverages digital tools to expand interpretive possibilities. This study's findings offer a forward-looking operational model for the Yu Jin-san House and provide insights into sustainable tourism development for modern historic residences in Korea.
