유럽 5개 주요국 물류 부동산의 가격 결정요인 분석 - 패널 회귀 및 공간계량 접근

Determinants of Logistics Real Estate Prices in Five Major European Countries : A Panel Regression and Spatial Econometric Approach

본 연구는 유럽 물류 부동산의 가격 형성을 국가 간 비교와 공간적 상호작용의 관점에서 분석하였다. 기존 연구가 개별 국가나 사례 연구에 치중한 한계를 넘어, 유럽 물류 부동산을 단일성과 분절성을 동시에 지닌 구조로 파악할 수 있는 새로운 분석 틀을 제시한다는 점에서 의의가 있다. 분석에는 2014년부터 2023년까지 유럽 5개국 주요 도시의 패널 데이터를 활용하였다. 우선 상대가격 접근법을 적용한 패널 회귀분석을 통해 금융시장 요인, 산업생산, 고용 비용이 매매가격에 미치는 장단기 효과를 구분하였으며, 이어 공간계량모형을 통해 지역 간 가격 파급효과와 오차의 공간적 의존성을 검증하였다. 실증 결과, 금융시장 요인은 장단기 모두에서 가장 일관된 영향을 보였고, 산업생산과 고용 비용은 동⋅서유럽 간 차별화된 효과를 나타냈다. 또한 공간계량분석을 통해 외부 충격이 국가 경계를 넘어 확산됨을 실증적으로 확인하였다. 본 연구는 유럽 물류 부동산 시장이 단일성과 분절성을 아우르는 구조임을 보여주며, 국가 단위 접근만으로는 포착하기 어려운 초국경적 상호작용을 드러냈다는 점에서 학문적⋅정책적 의의를 지닌다.

This study analyzes the price formation of logistics real estate in Europe through cross-country comparison and spatial interaction. Based on panel data from major cities in five countries (2014–2023), panel regression identifies the short and long-term effects of financial market factors, industrial production, and labor costs. Spatial econometric models further capture cross-border spilovers and spatial dependence. The results indicate that financial market factors exert the most consistent influence, while industrial production and labor costs show divergent effects between Eastern and Western Europe. Spatial analysis also confirms that external shocks propagate beyond national boundaries. Overal, the study highlights that the European logistics real estate market is both integrated and segmented, and it offers academic and policy contributions by revealing dynamics not captured by country-level approaches.
