펫팸족의 주거선택요인에 관한 실증연구 - 반려견 가족을 중심으로

A Study on the Determinants of Housing Choice among Pet-Family Households : Focusing on Dog-Owning Families

본 연구는 한국 사회에서 급증하는 ‘펫팸족’(pet family)의 주거선택 행태를 실증적으로 규명하는 데 목적을 두었다. 인구구조 변화와 라이프스타일 다변화 속에서 반려동물은 단순한 애완의 범주를 넘어 가족 구성원으로 인식되고 있으며, 이에 따라 주거시장의 수요 또한 변화하고 있다. 본 연구는 기존 주거선택 이론과 인간-반려동물 유대(Human-Animal Bond) 이론을 접목하여, 펫시설에 대한 중요도 인식이 주거 만족도와 주거지 선택 의향에 미치는 영향을 분석하였다. 서울시에 거주하는 펫팸족 360가구를 대상으로 2025년 8월 4일부터 30일까지 펫중심 현장에서 QR기반 온라인 설문조사를 실시하였으며, 수집된 데이터는 기술통계, 신뢰도 분석, 상관관계 분석 및 구조방정식 모형(SEM)을 통해 분석하였다. 분석 결과, 인근 펫 인프라 접근성이 주거 선택 의향에 가장 유의미한 영향을 미쳤으며, 실내 물리적 환경과 단지 내 펫시설은 보완적 요인에 머무는 것으로 나타났다. 이러한 결과는 정책적으로 펫 친화적 주거단지의 설계 및 관리, 합리적인 비용정책 수립, 이웃 간 수용성 제고의 필요성을 시사한다. 연구의 한계점으로는 서울 지역에 한정된 표본, 양적 연구 중심으로 인한 심층성 부족, 변수 구성의 제한이 있으며, 향후 연구에서는 질적 연구와 종단 연구를 통한 보완이 요구된다.

This study investigates the housing choice behavior of “Pet Family” (Petfam) households in Korea, where companion animals are increasingly considered family members. Integrating housing choice theories with the Human-Animal Bond framework, it examines how pet-related facilities influence housing satisfaction and housing choice intention. Survey data were collected from 360 Petfam households in Seoul in August 2025 and analyzed using descriptive statistics, regression analysis, and structural equation modeling (SEM). The findings show that accessibility to nearby pet infrastructure—such as veterinary clinics, walking trails, and parks—has the strongest effect on housing choice, while indoor environment and on-site facilities function as supplementary factors. These results highlight the need for housing policies that prioritize community-level pet infrastructure and establish basic housing quality standards benefiting both Petfam and non-Petfam households. The study extends housing choice theories by incorporating pet- related factors into residential decision-making.
