권역별 중소형 오피스빌딩 점유비용 결정요인 비교연구 - 주차장 특성요인을 중심으로

A Comparative Study on the Determinants of Occupancy Cost of Small and Medium Office Buildings by Region : Focusing on the Characteristics of Parking Lot

본 연구는 서울시 3대 오피스 권역(CBD, GBD, YBD)과 수도권 분당권역(BBD)의 중소형 오피스빌딩을 대상으로, 전용면적 기준 순점유비용(NOC)의 결정요인을 실증 분석하였다. 2014–2023년 실거래 임대차자료(100개 빌딩, 1,000건)를 이용해 횡단형 자료를 구축하고, 다중회귀분석(OLS)을 수행하였다. 분석 결과, 리모델링 여부, SUV 출입가능성, 엘리베이터 수, 지상층수, 냉난방 방식은 NOC에 정(+)의 영향을, 전용률, 지하철 접근성, 주차면적, 자주식주차비율은 부(–)의 영향을 미쳤다. 권역별로는 CBD는 교통 접근성, GBD는 차량 접근성, YBD는 리모델링·고층화, BBD는 시설 편의성이 주요 요인으로 확인되었다. 특히 SUV 출입가능 여부는 전 권역에서 유의하게 나타나, 오피스 점유비용의 핵심 기능 변수로 작용함을 입증하였다. 본 연구는 기존 입지 중심 분석을 확장하여 기능적 변수를 도입함으로써, 오피스 점유비용 구조의 해석 정밀도를 높였다는 점에서 학문적 의의가 있다.

This study empirically analyzed the determinants of Net Occupancy Cost (NOC) per rentable area for small- and medium-sized office buildings located in Seoul’s three major office districts (CBD, GBD, YBD) and the Bundang business district (BBD) in the Seoul metropolitan area. Using actual lease transaction data from 2014 to 2023 (100 buildings, 1,000 observations), a cross-sectional dataset was constructed and examined through multiple regression analysis (OLS). The results show that remodeling, SUV accessibility, the number of passenger elevators, the number of above-ground floors, and air-conditioning systems have significant positive effects on NOC, while floor efficiency ratio, subway accessibility, total parking area, and the ratio of self-parking spaces have negative effects. By region, transportation accessibility was the dominant factor in the CBD, vehicle accessibility in the GBD, remodeling and building height in the YBD, and facility convenience in the BBD. Notably, SUV accessibility was significant across all regions, confirming its role as a key functional determinant of office occupancy costs. This study extends traditional location- and size-based approaches by incorporating functional variables, thereby enhancing the analytical precision of office occupancy cost structures.
