서울시 혼합단지 거주자의 차별경험이 주거만족도에 미치는 영향에서 이웃관계의 매개효과

The Mediating Effect of Neighbor Relations on the Relationship Between Discrimination Experience and Residential Satisfaction among Residents of Mixed-Income Complexes in Seoul

본 연구는 서울시 혼합단지 거주자를 대상으로 차별경험이 주거만족도에 미치는 영향을 규명하고, 이웃관계가 그 관계를 매개하는지를 실증적으로 분석하는 것을 목적으로 한다. 차별경험과 이웃관계가 만족도에 영향을 미치는 경로를 규명함으로써, 혼합단지 거주자의 주거만족도를 향상시키기 위한 기초적 자료를 제공하고자 한다. 분석자료는 서울시 공공임대주택 입주자 패널조사 4차년도(2021년) 자료를 활용하였으며, 혼합단지에 거주하는 가구원 1,862명을 대상으로 하였다. 분석방법은 SPSS의 PROCESS macro Model 4를 활용하였으며, 매개효과의 유의성은 부트스트래핑 방법을 통해 검정하였다. 분석결과 첫째, 차별경험은 주거만족도에 직접적으로 유의한 영향을 미치지 않았다. 둘째, 이웃관계는 차별경험과 주거만족도 간의 관계에서 유의한 매개효과를 보였다. 즉, 차별경험은 이웃관계를 악화시키고, 이는 주거만족도를 저하시키는 것으로 나타났다. 이러한 결과는 차별경험의 영향이 주거만족도의 즉각적 저하로 직결되기보다 관계적 차원에서 작동함을 시사한다. 이러한 결과를 바탕으로 본 연구는 다음과 같이 제언한다. 첫째, 혼합단지의 물리적 통합만으로는 한계가 있으므로 주민 간 상호작용을 촉진하는 주민 주도의 커뮤니티 프로그램 등 이웃관계 강화 전략이 필요하다. 둘째, 차별 예방과 감소를 위해 분양·임대 거주자 대상 인식개선을 위한 교육과 낙인완화프로그램 등의 다차원적 접근이 요구된다. 이러한 접근들은 혼합단지 거주자의 주거만족도 향상에 기여할 것이다.

This study aims to examine the impact of discrimination experience on residential satisfaction among mixed-income complexes in Seoul and test the mediating effect of neighbor relations in this relationship. By identifying the pathways through which discrimination experience and neighbor relations influence residential satisfaction, it seeks to provide foundational data for improving residential satisfaction in mixed-income complexes. The analysis utilized data from the fourth wave (2021) of the Seoul Public Rental Housing Residents Panel Survey, targeting 1,862 household members residing in mixed-income complexes. SPSS PROCESS macro Model 4 was employed for the analysis, with the significance of the mediating effect tested via bootstrapping. The results revealed the following: First, discrimination experience did not have a significant direct effect on residential satisfaction. Second, neighbor relations significantly mediated the relationship between discrimination experience and residential satisfaction. Specifically, discrimination experience negatively affected neighbor relations, which in turn reduced residential satisfaction. These findings suggest that the impact of discrimination experience operates primarily through relational mechanisms rather than directly impairing satisfaction. Based on these results, several implications are proposed. First, since physical integration alone in mixed-income housing complexes has limitations, strategies to strengthen neighborhood relationships are needed, such as resident-led community programs that promote interaction among residents. Second, a multidimensional approach is required for the prevention and reduction of discrimination, including awareness education and stigma reduction programs for both market-rate and public housing residents. These approaches are expected to contribute to improving residential satisfaction among mixed-income complexes.
