A Study on the Determinant Influencing Tenant Choice in Korean Port Hinterlands Using IPA

본 연구는 중요도-만족도 분석(IPA) 기법을 활용하여 국내 항만배후단지 입주 결정 요인을 분석하였다. 연구의 목적은 기업의 항만배후단지 입주 결정에 영향을 미치는 주요 요인을 규명하고, 중요도와 실제 성과 간의 차이를 분석하여 항만배후단지의 경쟁력 강화를 위한 정책적 시사점을 도출하는 것이다. 본 연구는 부산항, 인천항, 광양항 등 주요 항만배후단지 내 입주 기업을 대상으로 설문조사 데이터를 활용하였다. IPA 분석 결과, 물류 접근성, 경제적 인센티브, 정부 지원 등의 요인이 입주 결정에 중요한 영향을 미치는 것으로 나타났다. 그러나 금융 지원, 인프라 구축, 전문 인력 확보 등 일부 항목에서는 중요도와 만족도 간의 차이가 크게 나타났다. 이에 따라, 본 연구는 금융 인센티브 강화, 물류 인프라 확충, 산업-학계 협력 활성화 등의 정책적 개선 방안을 제안하며, 이를 통해 항만배후단지의 지속 가능한 발전을 도모할 필요가 있음을 강조하였다.

This study examines the determinants of tenant decisions in Korea’s port hinterlands using the Importance-Performance Analysis (IPA) method. The research aims to identify key factors influencing companies’ location choices in port hinterland areas, analyze the gap between perceived importance and actual performance, and derive policy implications for enhancing competitiveness. The study focuses on major port hinterlands, including Busan, Incheon, and Gwangyang, utilizing survey data from tenant companies. The IPA results indicate that factors such as logistics accessibility, economic incentives, and government support play crucial roles in tenant decisions. However, discrepancies exist between the perceived importance and satisfaction levels, particularly in areas related to financial support, infrastructure, and workforce availability. Based on these findings, the study suggests targeted policy improvements, such as strengthening financial incentives, enhancing logistics infrastructure, and fostering collaboration between industry and academia to support sustainable port hinterland development.
