도시재생사업의 성공은 더이상 물리적 환경 개선만으로 측정될 수 없으며, 주민들의 인식과 참여의 정도가 근본적인 변화의 핵심 동력이라 할 수 있다. 본 논문은 구례군 봉남지구의 지역민을 대상으로 사업에 대한 인식의 정도가 주민의 참여 의도에 미치는 영향에 대해 살펴보고자 하였다. 성공적인 도시재생을 위해서는 다각적이고 통합적인 노력이 필수적이다. 법 제도적 지원, 맞춤형 교육 프로그램, 투명한 소통 채널, 재정적 지원 등 다양한 차원의 접근이 동시에 이루어져야 한다. 특히 주민들을 수동적 수혜자가 아닌 능동적 주체로 인식하고 대우하는 것이 가장 중요한 요인이다. 주민들의 실질적인 의견과 요구를 반영하는 방식으로 도시재생사업을 설계하고 실행해야 한다. 주민들의 적극적인 참여와 긍정적 인식 없이는 어떤 도시재생 프로젝트도 진정한 성공을 거둘 수 없다.

The success of urban regeneration projects can no longer be measured solely by improvements to the physical environment; the level of awareness and participation of residents can be said to be the key driving force behind fundamental change. This paper aims to examine the influence of the level of awareness of the project on the intention of residents to participate in the Bongnam District of Gurye County. Multifaceted and integrated efforts are essential for successful urban regeneration. A multi-faceted approach must be implemented simultaneously, including legal and institutional support, tailored education programs, transparent communication channels, and financial support. In particular, the most important factor is to recognize and treat residents as active subjects rather than passive beneficiaries. Urban regeneration projects must be designed and implemented in a way that reflects the real opinions and demands of residents. No urban regeneration project can be truly successful without the active participation and positive perception of residents.
