부동산경매에서 인수부담 유형별 매각가율 비교분석 - ARIMA 모형을 이용한 시계열 분석

Forecasting Auction Sale Ratios by Type of Encumbered Properties in Real Estate Auctions : A Time Series Approach Using the ARIMA Model

본 연구는 인수부담 권리 유형별 위험프리미엄과 법적･경제적 불확실성을 계량적 규명을 목적으로 한다. 2015년부터 2024년까지 전국 부동산경매사건을 조사하여 경매물건 405,340건을 대상으로 직접 수집한 매각가율에 대한 시계열 자료를 사용한다. 매수인의 인수부담 권리 유무 및 유형에 따라 일반물건과 특수물건(유치권, 법정지상권, 분묘기지권, 기타)으로 분류하고, Box‑Jenkins 방법론에 따라 모형 식별･추정･진단의 3단계를 거쳐 구축된 최적 ARIMA 모형으로 향후 2년간 단기 예측을 수행한다. 분석결과는 부동산 경매 시장의 전반적 하락을 예측한다. 인수부담 권리가 없는 정상적인 매각가율 기준으로 할인율은 분묘기지권 > 법정지상권 > 유치권 순으로 나타난다. 본 연구는 부동산경매에서 매수인의 인수부담 있는 권리에 대한 법･제도 개선 필요성을 제기한다. 입찰참여자에 대한 경매정보 제공기준, 입찰가격 산정 및 리스크 분석에 유용한 시사점을 제공한다.

This study aims to quantitatively identify the risk premiums and legal–economic uncertainties associated with purchaser-assumed encumbrances in real estate auctions. A nationwide dataset of 405,340 auctioned properties between 2015 and 2024 was directly collected to provide time-series information on sale ratios. The dataset was categorized into general properties and special properties with encumbrances (liens, statutory superficies, grave-site rights, and others), according to the presence and type of purchaser-assumed rights. Optimal ARIMA models were estimated for each category following the Box–Jenkins steps— identification, estimation, and diagnostics—and the resulting two-year forecasts indicate a general downward trend in the auction market. Relative to the benchmark sale ratio of general properties (unencumbered), the discount rate is highest for grave-site rights followed by statutory superficies, and then liens. This study underscores the need for legal and institutional improvements regarding purchaser-assumed encumbrances in real estate auctions. Practically, the findings provide valuable insights for standardizing auction information disclosure, determining bid prices, and conducting risk analysis for bidders.
