This study aims to derive implications for sustainable public rental house policy through an empirical analysis of the repair and maintenance costs and operating profitability of public rental housing by LH, a public rental housing business operator, and an accurate understanding of the actual condition of maintenance costs and operating profits and the relationship between maintenance cost and operating profits. First, it's the result of the repair and maintenance costs analysis. As a result of the analysis, repair and maintenance costs are continuously increasing for each elapsed year, so countermeasures are needed. In addition, it is necessary to establish an integrated management system to derive necessary information from various aspects. All of the analysis targets are difficult to compensate for repair anc maintenance costs with reserves for special repair provisions. Second, the results of the analysis of operating profits and losses. Permanent rental, national rental, and happy housing all have a business structure that causes losses from the beginning of the rental operation because the project cost is high compared to the rental income. These analysis results suggest that the structural imbalance between low rental income and high project costs is expanding and deepening due to the increase in management volume under the low-cost policy in public rental housing system. Third, analysis of rental income and maintenance costs (MECR). As a result of an empirical analysis of how much maintenace costs can be compensated by profits generated from operating of public rental housing. By using the ratio of repair costs to rental income (MCER), as an index to measure the relationship between rental income and maintenance costs, an integrated management of rental income and maintenamce costs was proposed.
